Small and Medium Development Approvals

Nethery Planning can deliver the new housing our communities need, whether that is a single building, unlocking accessory dwelling unit potential, “missing middle” projects like townhouses or apartments, or larger subdivisions (our team’s largest residential file is a 250-unit proposed subdivision in the Town of Innisfil).

  • Single lot severances

  • Minor variances

  • Infill residential development

  • Residential subdivisions

  • Due diligence research

Downtown Barrie Missing Middle Housing

Nethery Planning is supporting a local developer who is converting a historic semi-detached dwelling in downtown Barrie into apartment units for their use and affordable rental. Nethery Planning was retained to scope application requirements for the development proposal to reflect the gentle intensification of the site, and ultimately to facilitate those approvals.

Case Study

Strathroy Mixed-Use Development

Scope of Work
The proposal features three 11-storey mixed-use buildings with ground-floor commercial uses and 787 residential units above, along with 49 live/work townhomes and over 18,000 m² of retail and restaurant space. The community also proposes to provide 1.15 acres of parkland/amenity area to create a vibrant public realm. Nethery Planning prepared the Planning Justification Report, coordinated with municipal staff, organized subconsultants, and guided the Official Plan Amendment and Zoning By-law Amendment applications to support this intensification project.
