Small and Medium Development Approvals
Nethery Planning can deliver the new housing our communities need, whether that is a single building, unlocking accessory dwelling unit potential, “missing middle” projects like townhouses or apartments, or larger subdivisions (our team’s largest residential file is a 250-unit proposed subdivision in the Town of Innisfil).

Project Type
Official Plan Amendment, Zoning By-law Amendment, and Site Plan Agreement for a mixed-use development
Scope of Work
The proposal features three 11-storey mixed-use buildings with ground-floor commercial uses and 787 residential units above, along with 49 live/work townhomes and over 18,000 m² of retail and restaurant space. The community also proposes to provide 1.15 acres of parkland/amenity area to create a vibrant public realm. Nethery Planning prepared the Planning Justification Report, coordinated with municipal staff, organized subconsultants, and guided the Official Plan Amendment and Zoning By-law Amendment applications to support this intensification project.
Challenges and Solutions
Balancing intensification objectives with local planning policies, ensuring compatibility of large-scale mixed-use development with surrounding neighbourhood context.
