Timber Trails Subdivision in Bowmanville

Scope of Work

Nethery Planning has been retained to provide full project management and planning approvals support for a 495-unit residential subdivision in Bowmanville. The project includes a Zoning By-law Amendment, Draft Plan of Subdivision, and Site Plan Approval to implement a revised development concept within the Timber Trails community.

Our role includes coordinating and managing the full consultant team, preparing the Planning Justification Report, and overseeing the assembly of all required submission materials. This involves aligning technical studies, plans, and supporting documentation with municipal requirements, as well as conducting detailed reviews to ensure consistency across all submission components.

Nethery Planning acts as the primary point of contact between the client, consultants, and municipal staff, facilitating communication and ensuring that submission requirements, policy considerations, and technical inputs are clearly integrated into a cohesive application package.

Challenges and Solutions

A key challenge at the beginning of this project was meeting an accelerated submission timeline without compromising the quality and completeness of the application. Nethery Planning addressed this by taking a hands-on project management role, streamlining communication between the consultant team, and prioritizing critical path items to keep the submission on track.

Outcomes

A full Zoning By-law Amendment, Draft Plan Approval, and Site Plan application package was successfully submitted within five days, positioning the project to move forward without delay. Through a strategic and coordinated approach, the client realized approximately $100,000 in cost savings by avoiding a substantial fee increase the day after submission.

Strathroy Mixed-Use Development

Scope of Work

The proposal features three 11-storey mixed-use buildings with ground-floor commercial uses and 787 residential units above, along with forty-nine live/work townhomes and over 18,000 m² of retail and restaurant space. The community also proposes to provide 1.15 acres of parkland/amenity area to create a vibrant public realm. Nethery Planning prepared the Planning Justification Report, coordinated with municipal staff, organized subconsultants, and guided the Official Plan Amendment and Zoning By-law Amendment applications to support this intensification project.
